How to Calculate Square Footage

Whether you are buying flooring, planning a remodel, or listing a home, accurate square footage measurements are essential.

Basic Measurement Approach

For most rooms, calculating square footage is straightforward: measure the length and width (in feet) and multiply them together. A room that is 12 feet by 10 feet has 120 square feet.

Use a tape measure for accuracy, and always measure at the longest and widest points. If walls are not perfectly parallel (common in older homes), take measurements at multiple points and use the average.

Professional tip: measure in feet and decimal fractions (e.g., 12.5 feet), not feet and inches, to avoid conversion errors when multiplying.

Irregular Room Shapes

L-shaped rooms, alcoves, and bay windows require breaking the space into simpler shapes. Divide the room into rectangles, calculate each area separately, and add them together.

For odd angles, approximate using the closest regular shape or break the area into multiple triangles (area = ½ × base × height for each). For very irregular spaces, consider using a laser distance measurer paired with a floor plan app for accuracy.

Square Feet vs. Square Meters

The United States primarily uses square feet, while the rest of the world uses square meters. The conversion is:

1 sq ft = 0.0929 sq meters

1 sq meter = 10.764 sq ft

A typical US master bedroom of 200 sq ft equals about 18.6 square meters. A 2,000 sq ft house is approximately 185.8 square meters — a common point of reference when comparing US and international property listings.

How Square Footage Affects Material Estimates

Square footage is the foundation of nearly every home improvement project estimate:

  • Flooring: Add 10% overage for cuts and waste (15% for diagonal or herringbone patterns).
  • Paint: One gallon covers approximately 350–400 sq ft per coat. Calculate wall area (perimeter × ceiling height), subtract door/window openings.
  • Tile: Buy 10–15% extra for cuts and breakage. Large-format tiles require more waste planning.
  • Carpet: Sold by the square yard (9 sq ft = 1 sq yd). Divide your square footage by 9, then add 10% overage.

Measuring Exterior Areas

For exterior projects like roofing, decking, or siding, the same formulas apply. Keep in mind:

  • Roofing: Measure the footprint of the house, then multiply by the roof pitch factor (a 6/12 pitch adds ~12% to flat area).
  • Decking: Measure the deck footprint. Board waste depends on species and width — typically 15% overage is standard.
  • Siding: Measure total wall area minus windows and doors. Add 10% for waste and cuts at corners.

Square Footage in Real Estate

In real estate, square footage directly impacts home value — often by $50–$200 per square foot depending on the market. There is no universal standard for how square footage is calculated; definitions vary by:

  • Whether below-grade (basement) area is included
  • Whether attached garages count
  • Minimum ceiling height requirements (often 7 feet)

Always verify square footage against an independent appraisal when purchasing property, as listing figures can be inaccurate or use inconsistent methodology.
